One of the most useful conversations a buyer’s agent can have happens before their client makes an offer. Knowing whether a property has the bones for the extension they are imagining, whether the site will work with a second storey, or whether the approval pathway is straightforward or fraught – that information can effect decisions. We can provide that kind of early-stage information and without fuss, so your client goes into the process with clear eyes.
For agents managing the sale side, we work discreetly and professionally with referred clients. You stay in the loop, your client gets independent design expertise, and the process reflects well on everyone involved. We handle referred clients with the same care we give our direct ones – which means you can refer with confidence.
Depending on where your client is in the process, we can provide a pre-purchase feasibility study for a nominal fee to talk through what is realistic on a given site. We are happy to start with a no-obligation conversation and go from there.
For a nominal fee, we will meet with the client, and yourself if you like (and any other parties e.g. builder) in person to go through the site and project in detail – we’ll discuss their ideas and budget, then outline the approval process, do some brainstorming and sketches together.
Afterwards, we scope the project out in a return brief document, including a breakdown of an approximate build budget and research existing site information to identify any potential project constraints or opportunities. We also look at what approval pathway may be possible e.g. Complying Development or Development Application. We provide this information in a summarised document, alongside a fully scoped fee proposal for the project for you to review. This can help clients make a decision prior to sale.

Jarryd has spent 15 years working on residential projects across Sydney and the Illawarra, and one thing has remained consistently true: the projects that go smoothest are the ones where the builder was involved before the documentation was locked. Not to redesign anything – but to flag the things that only someone who has crafted buildings would notice. A footing detail that will cost twice as much as anticipated. A roof junction that looks clean on paper but creates problems in the frame… You get the picture.
We actively seek out builders who want that kind of working relationship. Our projects are predominantly residential – additions, alterations, and new builds across the Illawarra, Southern Highlands, and Sydney. Most sit in the $500k to $2m build range. We are class 2 registered designers which means that there are plenty of opportunities for other dwellings types and commercial projects too.
